Homebuyer Reports & Building Surveys

The Homebuyer Survey is cheaper than a Building Survey, but is not as detailed. The Homebuyer Survey is suitable for most properties, the late Victorian era and also for properties which have not be subject to substantial structural alterations.

More Information

The Homebuyer Report concentrates on problems that need to be repaired straight away or that will need to be carried out in the near future, in addition to many other aspects.

It advises whether you should buy a particular property if it has issues, and provides a suggested purchase and a rebuild figure for insurance purposes.

The report will assist your legal adviser in terms of obtaining all the necessary information and documentation prior to purchase.
A Building Survey Report is a more detailed report that would be suitable for properties pre-1900 or in a particularly poor state of repair.

Energy Performance Certificates

From 1st January 2009, it has been a legal requirement to provide an EPC for commercial premises exceeding 50 sqm placed on the market for sale or ‘To Let.’ We provide commercial and residential Energy Performance Certificates.

Commercial EPC
It is the responsibility of the owner, or person disposing of their interest (if leasehold) to commission this document.

The EPC provides the owner and potential purchaser with an energy rating for the building which informs potential purchasers or tenants about the energy performance. This will facilitate an informed decision upon the proposed investment.
A recommendation report is also provided. This will provide suggestions on how to improve the energy performance of a building, as well as benefits in terms of cost savings.
Commercial EPC’s are valid for 10 years.

Prices for producing an EPC vary according to complexity of the building, and level of information provided in advance of the inspection.

Residential EPC
A residential EPC is required by a Landlord if a residential property is placed on the market ‘To Let’ or by an owner for the sale of the property. An EPC for rental property is valid for 10 years.

Lease Advice

We provide lease advice for rent reviews, lease renewals, and lease re-gear and re-structuring.
